Large acreage with endless road & trail system and hunter cabin! Creeks, hay fields, timber on 5 parcels for 1 price.
Great opportunity for investment, recreation, hunting, home sites, & more. This tract boasts 665 acres of fields, timber, creeks, and roads & trails. Large timber tracts surround approximately 40 acres of rolling hayfields. There are 80 Acres of 8-year-old pines and over 200 Acres of 4-year-old pines. The remainder is in mixed mature timber with about half having been selectively thinned. This leaves great hunting due to the natural regeneration process occurring. Wildlife abounds on this property. Deer, turkeys, bear, and rabbits all thrive on this property. There is enough acreage to hunt a whole season and barely hunt the same place twice unless you find that special crossing and decide to revisit. None of this property is off limits because this entire tract has an impressive interior road system of over 4 miles suitable for any type of vehicle or equipment travel. Many smaller trails throughout are great for 4 wheeling or hiking and can set up and hunt on any of them. They will take you to and across creek and swamp bottoms and across meadows and up and down hilly wooded terrain. A hunters cabin located on the northwestern end of the property offers a great place for midday lunch and shelter from too much adverse weather. A little work and it would easily be a great getaway for a weekend or most of a hunting season.
A couple of creek locations lend themselves to the possibility of creating a pond or even larger, a lake. This entire tract is under a conservation easement that allows for timbering and home sites. This property is comprised of 5 separate parcels. Soil analysis shows very well drained soil throughout and possible home sites on each parcel. The assorted age and types of timber offer investment potential in upcoming years on a staggered timeline. This property is located less than 5 minutes from Interstate 64 and about 25 minutes from Charlottesville and a little more than a 1/2-hour to Richmond. This is a unique offering for such a large tract of property to offer this type of investment potential, hunting & recreation and to be so convenient. This opportunity at this price should get your attention.
The county was named for the Fluvanna River, a name once given to the James River west of Columbia. “Fluvanna” means “Anne’s River”, in honor of Anne, Queen of Great Britain, who reigned until 1714. Located in the Piedmont above the Fall Line, the county has the James and Rivanna rivers running through it. Fluvanna was defended by six militia companies during the American Revolutionary War. The county was invaded by British forces in 1781 who destroyed the Point of Fork Arsenal. While no Civil War battles were fought in Fluvanna, Union soldiers burned mills and bridges and damaged the James River and Kanawha Canal to disrupt traffic and commerce. During the American Civil War more than 1,200 of the county’s citizens served in the Confederate forces. Its citizens served in Infantry, Cavalry, and Artillery units during the war.
