SOLD!! 52.96 Acres of Hunting Land For Sale in Franklin County VA!

Secluded Mountain Property – Diverse Habitat With Streams, Trails and Game Sign Throughout – Deeded 50 Right of Way With Utility Easement

Just in time for hunting season!!! This secluded property located on Chestnut Mountain in Franklin County would be perfect for your next hunting camp or that quiet place to build a mountain home. There is a 50 foot deeded right of way and deeded utility easements from Coopers Mountain Road all the way to this property making easy access and building very feasible.

This 53 acre tract contains diverse habitat with approximately 3 acres of cleared land at the front of the property that has several years of growth. This area creates plenty of edge, browse, and bedding areas for wildlife. The level terrain on this part of the property also makes it the perfect place to put in some food plots to help hold wildlife. Just behind the cleared area is a creek bottom that has several streams and mature timber. This bottom is a major wildlife corridor and is loaded with game sign. This area is a perfect place to hang some tree stands to catch traveling bucks and bears. The remainder of the property goes up to the top of the ridge at the back border. This area consists of young to medium aged mixed timber and laurel thickets. There are multiple established trails that provide access and allow you to navigate the entire property for hanging stands, hunting or collecting your trophy. The current owners family owns adjacent property and has stated that they would be willing to discuss leasing that additional acreage for hunting to whoever purchases this property.

There is plenty of other outdoor recreation at your finger tips with this property as well. It is less than 10 miles to Turkeycock Mountain Wildlife Management Area (WMA). This WMA has 2,679 acres and lies along the ridge of Turkeycock Mountain. This WMA is predominantly a forested landscape with several wildlife openings located throughout. There are a number of small streams on this property and Scout Pond is located near the southwestern corner of the WMA. Hunting for deer, bear, turkey and small game can be enjoyed here along with hiking and wildlife viewing.

If fishing and water recreation is what you are looking for, Smith Mountain Lake is only 30 minutes away and provides water recreation on 26,000 acres and 500 miles of shoreline. This premier fishery offers outstanding fishing for bass, stripers, crappies, catfish and bluegills. Other recreational opportunities like waterfowl hunting, boating, sailing, and recreational water sports are also popular on the lake. There are approximately 25 marinas on the lake that offer many rental opportunities for boats, jet skis and fishing gear.

As tucked away as this property is you can still be in the towns of Rocky Mount and Martinsville in 20 minutes for all of your needs. Martinsville is also famous for NASCARs Martinsville Speedway. This Speedway is the shortest track on the NASCAR Cup Series circuit. Because of its small size, tight corners and unique shape Martinsville Speedway offers some of the most exciting and close-quarters racing in the sport and the fans are closer to the action here than at any other track on the circuit.

Whether you are looking for a great hunting property, a place to build your mountain getaway or a recreational property to invest in now and build on later this property can make it happen and is a must see! If you would like to view this property please contact the listing agent.

Joel’s love for the outdoors started at a young age in the mountains and steams of northeastern Pennsylvania. As a child, it was simple walks in the woods with his Father observing wildlife and foraging for wild berries that sparked his passion for wildlife, land, and conservation. That passion continued to grow as he got older. He started chasing trout in those cold mountain streams and spending more time in the outdoors alone, but when he was 12 years old and his Grandfather took him whitetail hunting for the first time, that is when his outdoor passion became an obsession. “I can remember everything about that day. I remember the anticipation and the excitement. I remember how cold it was and I remember following my Grandfather through the woods to sit on that old stone wall. I remember all the deer and wildlife we saw that day. We never got a shot, but that day will stay with me forever and that is what it is all about.” Joel joined the United States Air Force when he was 22 and he spent the next 20 years on active duty but continued pursuing his obsession in his off time while stationed in South Carolina, Virginia, and North Dakota. He volunteered with managing wildlife and property on military installations throughout his career and managed a 400 acre private hunt club in King and Queen County Virginia for 9 years. At the end of his Air Force career and in anticipation of his career after active duty, Joel’s love for wildlife and conservation drove him to complete a BS degree in Environmental Studies with a concentration in Fish and Wildlife Management from American Military University in 2015. Joel’s volunteer work with the National Wild Turkey Federation and the Mule Deer Foundation while stationed in North Dakota also led him to become part of the Mossy Oak ProStaff Team in 2015. Joel retired from the Air Force in 2017 and returned to his wife Jennifer, their dogs and home in the Blue Ridge Mountains of Bedford, Virginia where he continues to represent Mossy Oak on their ProStaff Team. He is continuing his volunteer work by serving as a committee member of both the Bedford Outdoor Sportsman’s Association and the Botetourt Longbeards National Wild Turkey Federation chapter. He also volunteers with the Bedford Whorley Ducks Unlimited chapter and the Virginia Hunters for the Hungry program. Joel continues to pursue his obsession which now also includes being right at home as part of the Mossy Oak Properties Team helping others realize their dreams of owning a special piece of property so that they too may pursue their outdoor obsessions. Joel’s education, love for the outdoors and conservation, and his dedication to the Mossy Oak brand make him a perfect fit as part of the Mossy Oak Properties of Virginia Team.
