REDUCED! 101 Acres of Farm Land with approximately 42 acres of fenced pasture and 28 acres tillable crop land – Amazing 4 bedroom 2.5 bath Farm Home – Offers immediate farming, livestock, and investment potential in Mecklenburg VA!

This distinctive 101-acre farm is full of potential and charm. The farm has approximately 28 acres of tillable cropland for row crops, approximately 42 acres of fenced pasture, and multiple acres of timber that can be harvested. The property lays on both the North and South Side of Tabernacle Road, providing ample road frontage and access for whatever work you need to do. There is plenty of water on the property with two ponds, multiple natural springs (one of which was used for Buffalo Springs), water points for livestock, and a strong creek running through the Southern acreage. The property has multiple barn structure for storing all the equipment necessary to farm this property or run livestock. Current owners have worked towards receiving organic certification, so this could be pursued with some effort. Currently, this farm has been used for row crops and running a small herd of horses, with past usage being for livestock (cows, pigs, and chickens) as well. This property is a hunters dream with bear, deer, turkey, and small game present in abundance. The property itself has great recreational potential, be it for ATVs, equestrians, hunters, or someone who is seeking a simpler farming or country life. For the true equestrian enthusiasts, there is a large lighted riding arena on the North side of the property with an actual concessions area. This riding arena was used in the past for semi-pro rodeos having leasing potential for its usage. This property is in a great location, having easy access/frontage to US Highway 58 and only being about one mile from the Roanoke River and Kerr Lake. Combine these attributes with the potential for monetizing timber and leasing the lighted riding arena you have the best of country living, farming, and immediate income potential.

The property has an attractive farmhouse. The home is a four bedroom and two and a half bath home that was built in 1905. The single family home has a nice floor plan, a beautiful open kitchen, and large adjoining and welcoming dining room perfect for large gatherings. The first floor has a very large master suite with an adjoining bonus room or nursery and functional laundry room that makes the space very efficient. The downstairs spaces also have the ability to run two stand-alone wood stoves, one in the kitchen and one in the living room. The home boasts a spacious upstairs area, with two bedrooms (one large and one average size bedroom) and with a bonus room. There is a spacious attached single car garage that has been used as a tack room and cool storage room. The home also has a below ground pool that is sound but needs some work to be fully functional. The possibilities for this parcel are endless, and are only limited by your imagination.

Clarksville is a growing center of technology and business. The peaceful, small-town atmosphere combined with close proximity to both major vacation areas (Virginia Beach area is within a 3-hour drive and the Appalachian Trail and Great Smoky Mountains are within a 4-6-hour drive) and to major urban centers such as Richmond Virginia, Washington DC, and the Triangle area of North Carolina (Raleigh, Durham, and Chapel Hill) makes Clarksville an ideal location for a sportsmans weekend, getaway vacation, or to relocate and build your company! Additionally, Clarksville is a staging point for dozens of fishing tournaments each year sometimes as many as four simultaneous tournaments in a single day!

Kerr / Buggs Island Lake is operated by the U.S. Army Corps of Engineers. The lake is a 50,000-acre reservoir and an additional 55,000 acres of surrounding land and was constructed in the 1950s to provide for flood control and hydropower generation. The 900 miles of wooded shoreline stretch across three counties in Virginia and three in North Carolina. Along this shoreline you can find opportunities to boat, fish, camp, swim, picnic, hike, and hunt. Four campgrounds are operated by the Corps of Engineers, seven by the North Carolina State Parks and two by the Virginia State Parks. These campgrounds provide tent and trailer camping at both primitive and water/electric sites with boat ramps, bath facilities, beaches, playgrounds and hiking trails. In addition to campgrounds, the Corps of Engineers also operates several other day-use facilities for boat launching, swimming and picnicking. Intensive wildlife management techniques are employed in twenty-six developed areas, consisting of over 10,000 acres of land. These areas provide opportunities for hunting, hiking, and wildlife watching. All project lands are open to hunting with appropriate state licenses, except developed recreation areas, or unless otherwise posted. The reservoir provides habitat for many game fish species. Kerr Reservoir is widely known for large-mouth bass and striped bass fishing. Resident and non-resident fishing licenses from Virginia or North Carolina are recognized on all reservoir waters.

Johnny Seamster is very well known throughout Southern Virginia as the “Landman.” He grew up in the hardwood timber business and has been an avid outdoorsman for over 40 years. He owned and ran a real estate company for 8 years with his longtime friend. He also owns an outfitters business, is a co-founder of Warrior Hunts of Virginia, and is on the Mossy Oak Pro-staff Turkey Team. After working a few jobs, he got settled in doing real estate in 2005, thus allowing him to get back into land and timber. His father told him growing up “you will never work a day in your life if you enjoy what you are doing.” Johnny says, “I have never worked a day since going into real estate.” He and his business partner bought out the company they started with in 2008. They had an opportunity to form a partnership with Mossy Oak Properties of Virginia in 2016. Johnny’s love for selling land and his love of the outdoors makes him a great fit to Mossy Oak Properties of Virginia.
