REDUCED! 1.6 Acres of Residential Hunting Land For Sale in Pittsylvania County VA!

REDUCED! Buildable Lot With Road Frontage – Blue Ridge Mountain Views – Minutes From Town Amenities and Lakes

This 1.6 acre lot located in Hurt, Virginia is waiting for you to come and enjoy the beautiful panoramic views of the Peaks of Otter and Blue Ridge Mountains or to set up your tree stand and pursue those sneaky bucks feeding on acorns while making their way to the agriculture fields bordering the back of the property.

Located just 7 miles south of the historic rail town of Altavista, Virginia this property has a lot to offer in a small package. With road frontage on Blue Ridge Drive it would be easy to build that home with a view that you have always wanted, but still be close to town amenities and some of the most popular recreational areas in Virginia. The property is level to slightly sloping and consists of mostly medium aged pines and oaks with approximately 1/4 acre of mature Loblolly Pines at the back of the property.

There is plenty of deer and turkey sign in the back half of the property and turkeys flew off the roost in the Loblollys while walking the property. There is a great ambush spot for a tree stand in the fall where the mature pines of the property meet the agriculture fields and young pines of the adjacent properties.

If you enjoy fishing you would be located within 30 minutes of two of the best fisheries in Virginia, Smith Mountain Lake and Leesville Lake. Smith Mountain Lake is a 20,600-acre impoundment with over 500 miles of shoreline. The lake offers outstanding fishing for Bass, Stripers, Crappies, Catfish, and Bluegills. Other recreational opportunities like waterfowl hunting, boating, sailing, and recreational water sports are also popular on the lake. There are approximately 25 marinas on the lake that offer many rental opportunities for boats, jet skis, and fishing gear. Smith Mountain Lake is also home to one of Virginias favorite State Parks where you can enjoy numerous water activities, and families can also enjoy picnicking, a visitor center, an amphitheater, special programs, camping, miles of trails and cabins with boat docks. Leesville Lake is a 3,400-acre impoundment located just 10 miles away. The lake is approximately 17 miles long and contains 110 miles of shoreline with many coves, cuts and creek channels to explore and get a line wet chasing your next wall hanger. This lake does not receive the traffic that other busy reservoirs do and can be a pleasant change especially if you are looking for less competition with anglers and boaters. This diverse fishery contains a variety of fish species that include Bass, Stripers, Walleye, White Bass, White Perch, Catfish, Crappie, and Sunfish. Leesville Lake also holds the current state record for freshwater Striped Bass caught in 2002. The fish weighed 53 lbs 7 oz. That next record could be waiting for you on these great fisheries.

This property is also located in an area of Virginia that allows for many other outdoor opportunities to enjoy hunting, camping and hiking because the Jefferson National Forest, Appalachian Trail and Blue Ridge Parkway are close by. The towns of Altavista and Gretna are only 15 minutes away and the larger towns of Lynchburg and Bedford can be reached in 40 minutes and Roanoke in 60 minutes. These towns offer many amenities where you can enjoy movies, concerts, sporting events, wineries, breweries, and unlimited dining opportunities.

Good things really do come in small packages and this property proves that. Give me a call and let me show you your next home site with a mountain view or your next whitetail hunting spot.

Joel’s love for the outdoors started at a young age in the mountains and steams of northeastern Pennsylvania. As a child, it was simple walks in the woods with his Father observing wildlife and foraging for wild berries that sparked his passion for wildlife, land, and conservation. That passion continued to grow as he got older. He started chasing trout in those cold mountain streams and spending more time in the outdoors alone, but when he was 12 years old and his Grandfather took him whitetail hunting for the first time, that is when his outdoor passion became an obsession. “I can remember everything about that day. I remember the anticipation and the excitement. I remember how cold it was and I remember following my Grandfather through the woods to sit on that old stone wall. I remember all the deer and wildlife we saw that day. We never got a shot, but that day will stay with me forever and that is what it is all about.” Joel joined the United States Air Force when he was 22 and he spent the next 20 years on active duty but continued pursuing his obsession in his off time while stationed in South Carolina, Virginia, and North Dakota. He volunteered with managing wildlife and property on military installations throughout his career and managed a 400 acre private hunt club in King and Queen County Virginia for 9 years. At the end of his Air Force career and in anticipation of his career after active duty, Joel’s love for wildlife and conservation drove him to complete a BS degree in Environmental Studies with a concentration in Fish and Wildlife Management from American Military University in 2015. Joel’s volunteer work with the National Wild Turkey Federation and the Mule Deer Foundation while stationed in North Dakota also led him to become part of the Mossy Oak ProStaff Team in 2015. Joel retired from the Air Force in 2017 and returned to his wife Jennifer, their dogs and home in the Blue Ridge Mountains of Bedford, Virginia where he continues to represent Mossy Oak on their ProStaff Team. He is continuing his volunteer work by serving as a committee member of both the Bedford Outdoor Sportsman’s Association and the Botetourt Longbeards National Wild Turkey Federation chapter. He also volunteers with the Bedford Whorley Ducks Unlimited chapter and the Virginia Hunters for the Hungry program. Joel continues to pursue his obsession which now also includes being right at home as part of the Mossy Oak Properties Team helping others realize their dreams of owning a special piece of property so that they too may pursue their outdoor obsessions. Joel’s education, love for the outdoors and conservation, and his dedication to the Mossy Oak brand make him a perfect fit as part of the Mossy Oak Properties of Virginia Team.
